Trina Brady – SeeVirtual Featured Realtor

This week, the SeeVirtual Blog is featuring Trina Brady. Trina is a realtor with Homelife Benchmark Realty Cloverdale who specializes in the Cloverdale/ Clayton Heights area. She stands out because she has embraced technology and social media. Trina is a Paperless Realtor, she uses Facebook, Twitter, Yammer, LinkedIn, has multiple Blogs, and incorporates video.

How does she find the time to be so well connected? Trina uses tools that allow her to connect throughout the day. Her weapons: iPhone, Tablet PC, Dashboard for signing documents, mobile printer, MyFax fax-to-email service, and an exchange server. Trina does not use a desktop computer so her office travels with her which allows her to do anything, anywhere.

What motivated her to use the paperless approach? Trina cites the evolution of technology, the way buyers and sellers are more involved these days and felt that if she didn’t embrace technology, she would be left behind. She wanted to remain a step ahead of her clients in terms of information. Being paperless also provides a competitive advantage over other agents, especially in hot markets. When multiple offers are involved, Trina can submit an offer in 5 minutes instead of driving back and forth across town.

How does she make real connections, outside the web? Trina has lived in the Cloverdale/ Clayton heights area for twelve years. She has been past director for the Cloverdale Chamber of Commerce, the Cloverdale Business Improvement Association, and is currently on the Fraser Valley Real Estate Board’s technology department. Prior to becoming a Realtor, Trina owned two coffee houses in downtown Cloverdale, so she is used to knowing the inside scoop of what’s going on in her town. She is also involved with a referral network of local Cloverdale professionals.

Why does she use SeeVirtual? Trina likes the professional photography and she feels it is a great tool for pre-screening buyers.  She finds it less inconvenient for sellers because she doesn’t have to get them out of the house for unqualified or uninterested buyers. Trina uses SeeVirtual tours as part of her toolbox and appreciates the integrated social media sharing, automatic uploads to Craigslist, YouTube, and Kijiji, which make sure her listings get a lot of online exposure. SeeVirtual gives her more time to do what she does best, which is “helping buyers and sellers achieve their real estate goals”. Check out Trina Brady’s latest virtual tour.

Home for Sale the Green Way – Save the environment (plus your time and money!) with a virtual tour

Virtual tours can help you be more environmentally friendly while allowing potential buyers to get a better picture of the property from the comfort and convenience of their home. In this way, they can decide if they are interested enough to schedule a personal showing. This type of screening means fewer trips and vehicles on the road, which leads to less polluting emissions. Possibly more important, is that virtual tours save the buyer, homeowner, and the Real Estate agents, both time and fuel. The virtual tour narrows the buyer’s search creating more focused leads that end up in the hands of the real estate agent and on the doorstep of the
homeowner. Think of the time and money saved by serving only truly interested clients!

When using a virtual tour, the Real Estate agent and home owner know they are dealing with a serious buyer. The end result is that:

  • the homeowner is happy, because only a few showings are required to generate offers, and
  • the real estate agent looks great and has a lot more of their valuable time at their disposal.

To help further reduce the environmental impact of of putting up a home for sale, make sure the real estate photography company you use to shoot your virtual tour is driving a fuel efficient vehicle and are responsible with the multitude of equipment they use in the production of the virtual tour. At SeeVirtual Marketing & Photography we have committed to be as environmentally friendly as possible by:

  • replacing our leased company vehicle the Ultra Low Emission Vehicle (ULEV-II) Toyota Yaris which increased our fuel efficiency from 23MPG to 32 MPG.
  • as we constantly update our equipment to provide the latest virtual tour technologies and increase the level of service to our customers, we were also collecting an impressive clutter of outdated and non-functioning electronics. We disposed of this equipment responsibly in order to keep these objects out of the landfills and stop toxic chemicals from polluting our soil and water sources.
  • After a bit of research we found we could recycle our electronic waste through Encorp recycling bottle depots.

You can go to http://www.encorp.ca/ to find the closest location.

  • Battery disposal for our cameras and backup power sources was a bit more difficult. While a few companies accepted regular batteries, we needed to dispose of sealed lead batteries from our backup power surge protectors. We found a company in Langley Township that accepts many types of batteries.

You can go to http://www.nulife-ind.com/ to learn more. This company also recycles mercury containing lights such as florescent bulbs.

All in all, We are doing our part for the environment while putting money back in our pocket.
If you would like to check for various types of recycling services in your area an excellent resource can be found at: http://http//www.rcbc.bc.ca/recyclepedia

By using a virtual tour the next time you list a home for sale, you’ll help lessen the environmental impact of home buying while saving yourself time and money in the process. In essence, you will be more Green in terms of the environment and your money!

Interactive Floor Plans

One of our new features within our tours was inspired by a long time customer who suggested we create an interactive floor plan.

The new floor plan overlaps the tour and has ‘hotspots’ and ‘radar’ letting the user click on links embedded within the plan. The links display the panorama picture of each room in the flash viewer, while the radar fans let the user know which direction they are facing within the tour.

These exciting changes make for a better and more complete experience for potential home buyers looking for their next real estate purchase.

What is WalkScore

One of the features we provide on your tour is the ‘walkscore’ of the listing.
The walkscore calculates how close the property is to amenities and if they are close enough to walk to. Whether the listing is in the city or in a more suburban area, this tool can give you a better idea of shopping, parks, recreational locations and their proximity to your possible new home.
This feature is available using the tabs under the tour buttons. Two other tabs provide location and listing details.
